How do I check if a Hyderabad project is RERA registered?

Check RERA Registration — How to verify a Hyderabad project on TG-RERA | Broker Network

Quick answer: Search the project or promoter name on the official Telangana RERA portal (rera.telangana.gov.in). Every project above the threshold size must display its TS RERA registration number – insist on seeing it on brochures and agreements. On the portal you can check the sanctioned plan, promoter details, completion timeline and any complaints.

If a project claims to be exempt, verify why (small size, completion before RERA, etc.) rather than taking the marketing team’s word. Booking in an unregistered project that should be registered removes most of your legal protections – walk away or demand registration first.

How do I check a project on the TG-RERA portal, step by step?

  1. Get the registration number from the brochure, the hoarding, or the builder’s agreement. Advertisements for registered projects must carry it.
  2. On rera.telangana.gov.in, open the registered projects search. Search by registration number, project name or promoter name.
  3. Match the survey numbers, village and mandal on the RERA page with the land shown in your agreement. A matching project name alone is not enough.
  4. Open the uploaded documents: building or layout permission, sanctioned plan, title documents and the declared completion date.
  5. Look for updates and orders. Promoters have to keep project information updated, and complaints or penalty orders against the promoter tell you a lot.
  6. If a broker or channel partner is selling to you, check that the agent is also registered with TG-RERA.

Which projects must be registered, and which are exempt?

SituationRegistration required?
Land area above 500 sq m, or more than 8 apartments/plots (including phases)Yes
Land up to 500 sq m and no more than 8 unitsNo (exempt)
Project that received its completion certificate before the RERA Act came into forceNo (exempt)
Renovation or repair that involves no marketing, advertising or new allotmentNo (exempt)
Plotted layouts and gated plot ventures above the thresholdYes – plots are covered too

A project can meet either condition – land size or unit count – to need registration. TG-RERA has penalised promoters for marketing unregistered projects, including a consolidated ₹38.63 lakh order in June 2026. For plotted layouts, also verify the HMDA/DTCP approval – see HMDA vs gram panchayat plots.

What protections do I get once a project is RERA-registered?

  • 10% advance cap: the promoter cannot take more than 10% of the cost as an advance before a written agreement for sale is executed and registered.
  • Delay remedies: if possession is delayed, you can claim a refund with interest, or interest for the delay if you stay in the project.
  • Structural defects: the promoter must fix structural defects reported within five years of handing over possession.
  • Disclosure: plans, approvals and timelines are on public record, so later changes need to follow the Act.
  • Complaints: you can file a complaint with TG-RERA online rather than going straight to civil court.

Is RERA registration enough on its own?

No. RERA registration shows the promoter has disclosed the project to the regulator. It does not certify title or guarantee delivery. Still have a lawyer check the land title and EC, read the agreement for sale, and budget for registration costs. Telangana’s sale-deed charges in municipal areas total 7.5% – see registration charges in Telangana. If the seller’s title passes through a power of attorney, read is GPA property safe to buy? as well. Broker Network’s documentation and legal guides and document check service cover these steps.

Which warning signs should make me walk away?

  • The registration number on the brochure does not exist on the portal, or belongs to a different project or phase.
  • The survey numbers on the RERA page do not match your agreement.
  • You are asked for a large “pre-launch” or “EOI” payment before the project is registered.
  • The promoter has several penalty orders, or complaints of delays on earlier projects.
  • The declared completion date has already been extended more than once without explanation.
  • The salesperson or broker cannot give you their own RERA agent registration number.

None of these is proof of fraud on its own. Each one is a reason to pause, ask questions in writing, and take legal advice before paying.

Frequently asked questions

Is HMDA approval the same as RERA registration?

No. HMDA, DTCP or GHMC approve the plan. RERA registration is a separate filing with TG-RERA. Most qualifying projects need both.

Does a resale flat need to be RERA-registered?

RERA registration applies to the promoter’s project. For an older completed building, focus on the OC, title chain and EC rather than looking for a RERA number.

The builder says registration is “applied for”. Can I book?

The Act bars promoters from advertising, marketing or selling a registrable project before it is registered. Wait for the registration number to appear on the portal.

How do I complain about a registered project?

File a complaint with TG-RERA through rera.telangana.gov.in, attaching your agreement and payment receipts. Check the portal for the current complaint fee and format.
