HMDA plot vs gram panchayat plot – what is the difference and the risk?

An HMDA/DTCP-approved layout has its plan sanctioned by the urban development authority – roads, open spaces, and plot dimensions follow the approved plan, which makes bank loans, resale and construction permissions straightforward. A gram panchayat plot is typically part of an unapproved layout that only has village-level records; it may be cheaper but can face regularisation (LRS) charges, loan rejection, and resale difficulty.

Before buying any plot around Hyderabad, verify the layout permit number directly on the HMDA/DTCP portals, check the EC, and confirm the plot is not in a prohibited or buffer zone (lake FTL, nala buffer). Price alone should never decide a plot purchase.
