Meerkhanpet Real Estate Guide: Future City Plots 2026

Meerkhanpet — Future City plots — location, roads & buyer checks | Broker Network

Quick answer: Meerkhanpet (also spelt Mirkhanpet) is a village in Kandukur mandal, Ranga Reddy district, PIN 501509, and it is the administrative heart of Hyderabad’s Future City: the Future City Development Authority (FCDA) office is located here, and Phase 1 of the Ratan Tata Radial Road runs 19.2 km from the ORR at Raviryal to Meerkhanpet. Most of the big-ticket infrastructure is announced or under construction, not finished, so plot buyers should judge Meerkhanpet on approvals and paperwork first and on future headlines second.

Key facts at a glance

  • Village: Meerkhanpet / Mirkhanpet, Kandukur mandal, Ranga Reddy district, Telangana – PIN 501509
  • Position: Between the Srisailam Highway and the Nagarjuna Sagar Highway, south-east of the city
  • Planning authority: Future City Development Authority (FCDA) – its office address is Mirkhanpet, Kandukur Mandal
  • FCDA area: 765.28 sq km, 56 revenue villages across seven mandals (20 villages from DTCP limits, 36 from HMDA limits)
  • Key road: Ratan Tata Radial Road (Greenfield Radial Road-1) – Phase 1 is 19.2 km from Raviryal (ORR) to Meerkhanpet; foundation stone laid 28 September 2025

  • Straight-line distance to RGIA airport: roughly 27 km (approximate; road distance will be longer)

Where exactly is Meerkhanpet?

Meerkhanpet sits in Kandukur mandal, on the south-eastern edge of the Hyderabad region, between the Srisailam Highway (Tukkuguda–Maheshwaram–Kandukur side) and the Nagarjuna Sagar Highway (Ibrahimpatnam side). Today the main way in is from the ORR at Tukkuguda, then along the Srisailam Highway towards Kandukur and across to the village. A September 2026 Deccan Chronicle report described this Tukkuguda–Meerkhanpet route as the main existing route to Future City, and noted that construction trucks are already adding to its traffic.

Two spelling notes help when you search land records: revenue documents and some news reports use “Mirkhanpet”, while most real-estate adverts use “Meerkhanpet”. They are the same village. Also, check the mandal printed on any brochure – some marketing material places projects “in Meerkhanpet” while the layout itself falls in a neighbouring village or mandal such as Yacharam. The survey number decides the village, not the advert.

Why is Meerkhanpet called the Future City centre?

Because the government has put its Future City machinery here:

  1. FCDA headquarters. The Future City Development Authority was constituted under Section 3-A of the Telangana Urban Areas (Development) Act, 1975. Its official portal lists its office at Mirkhanpet, Kandukur Mandal. The CM laid the foundation stone for the FCDA office on 28 September 2025, with ₹19 crore sanctioned for the 7.29-acre office site.
  2. The radial road ends here (for now). The Ratan Tata Radial Road is planned as a 41.5 km, 100-metre-wide corridor from Raviryal (Tata Interchange) on the ORR to Amangal on the proposed Regional Ring Road. Phase 1 (19.2 km) runs Raviryal–Meerkhanpet; Phase 2 (22.3 km) continues Meerkhanpet–Amangal.
  3. Bharat Future City core. The FCDA describes Bharat Future City as a 30,000-acre city centred on Mucherla, with an AI City, Health City, education hub and entertainment district planned. Meerkhanpet is part of this belt.

What is built vs what is planned near Meerkhanpet?

This is the most important section for a buyer.

ProjectWhat it isStatus (as of latest source)
FCDA officeAuthority headquarters, 7.29 acres, ₹19 croreFoundation stone 28 Sep 2025; officials targeted completion “by December” (2025). Current completion not confirmed
Ratan Tata Radial Road – Phase 119.2 km, Raviryal (ORR) to Meerkhanpet, 6 lanes expandable to 8, metro corridor reservedFoundation stone 28 Sep 2025; Phase 1 awarded to Rithwik Projects. No published completion percentage found
Ratan Tata Radial Road – Phase 222.3 km, Meerkhanpet to Amangal (RRR)Planned; depends on RRR south, which itself has no approved alignment yet
Young India Skills University~57 acres; MEIL pledged ₹200 crore for buildingsGroundbreaking 8 Nov 2024; courses running in interim; permanent campus completion not confirmed for 2026
AWS data centre campusReported ~82,000 sq m facility at MeerkhanpetReported in news and data-centre trackers; AWS does not publish locations, so treat building-level details as unconfirmed
Future City metroProposed Shamshabad–Future City line aligned with the radial roadDPR stage; not sanctioned for construction in sources reviewed
Bharat Future City master planComprehensive plan for the FCDA areaTender and preparation stage; not a notified, final master plan in sources reviewed

The honest read: Meerkhanpet already has government presence and some active construction, which is more than most “near Future City” villages can claim. But the jobs, metro and city-scale amenities that adverts talk about are years away and can slip.

What about the Regional Ring Road?

The radial road’s far end is meant to meet the RRR at Amangal, which is on the southern section. As of a Deccan Chronicle report dated 24 September 2026, the Centre had not decided the RRR south alignment and the section was not under any central scheme; NHAI’s DPR for the south was still under preparation. The northern section is a different, more advanced project. Do not let an advert use northern-section progress to sell a southern-section story.

What kind of property is available in Meerkhanpet?

Almost all activity is in open plots – gated villa-plot layouts and some farm/agricultural land parcels. You will not find much ready housing yet.

One example listed on Broker Network is Mercury Township, Meerkhanpet by Divyasri Group: a 98-acre villa-plot layout advertised at ₹17,999 per sq yd with plot sizes from 158 to 609 sq yd (asking price as listed; confirm current pricing and approvals with the developer).

Prices across Meerkhanpet vary widely by venture, approval type, road frontage and distance from the radial road alignment, and we have not found a reliable published average. Compare current listings, and check the government guideline value for the survey number on the Telangana registration portal before negotiating. For neighbouring belts, browse live listings in Kongara Kalan and Maheshwaram, and see our wider guide to open plots near Future City.

HMDA, FCDA or DTCP – which approval should a Meerkhanpet plot have?

This is where Meerkhanpet differs from older suburbs.

  • The FCDA area was carved out in 2025 from 36 villages that were under HMDA and 20 villages under DTCP.
  • Layouts approved before the transfer may carry an HMDA or DTCP layout permission (LP) number.
  • Layouts approved after FCDA started processing approvals should carry FCDA paperwork. The FCDA portal lists online planning services including BuildNow.

What this means for you: an “HMDA approved” tag is not automatically wrong in Meerkhanpet, but you must confirm (a) the LP number and date, (b) which authority issued it, and (c) that the LP is genuine and the layout matches the approved plan. Ask the developer for the final LP, not just a draft or “tentative” approval. An unapproved gram panchayat layout is the riskiest option of all.

Practical tips:

  1. Visit the site twice – once on a weekday – and drive the actual route from the ORR. Don’t rely on “minutes from” claims.
  2. Check road alignments. Plots that touch the 100-metre radial road corridor or the RRR alignment may face acquisition, not appreciation.
  3. Read the EC yourself. Look for mortgages, sales and court attachments on each survey number.
  4. Budget for registration costs, not just the plot price – stamp duty and registration fees are paid on the higher of the sale price and guideline value.

Is Meerkhanpet a good place to buy a plot?

It depends on your horizon and your tolerance for delay. Meerkhanpet is unusually well placed on the government’s own map – the planning authority and the first radial road are here. Against that, the large employment drivers are still under construction or proposed, the master plan is not final, and RRR south has no approved alignment. Buy only what you can hold for many years without needing to sell, and only in a layout whose approvals you have verified. We do not promise or forecast returns.

Always confirm your specific survey number’s jurisdiction.

What is the Ratan Tata Radial Road status near Meerkhanpet?

The CM laid the foundation stone at Mirkhanpet on 28 September 2025. The 41.5 km road runs from Raviryal on the ORR to Amangal on the proposed RRR. Which approval should a Meerkhanpet plot have?

It depends on when the layout was approved. Older layouts may have HMDA or DTCP layout permission because FCDA villages came from both authorities in 2025. Newer layouts should carry FCDA approval. Ask for the final LP number, issuing authority and date, verify it with that authority, and check TG-RERA registration where the layout size requires it.

As one example, Mercury Township lists villa plots at ₹17,999 per sq yd. Compare several current listings and the government guideline value for the survey number before negotiating.
